We encourage owners and tenants to provide us with information that will help us maintain the property in the condition that provides a safe and healthy environment for tenants and the necessary maintenance to insure the integrity of the property.

We provide 24-hour emergency services.

We use a network of contractors and vendors known to us for their quality of work, their integrity and work ethic. We work together to keep jobs cost-effective.

We coordinate property refurbishing including painting, windows coverings, new carpet or carpet cleaning.

We arrange for necessary services such as utilities, gardeners or pool services.

PROFESSIONAL, PROMPT, AND COURTEOUS SERVICE

We strive to provide each of our clients and their tenants with professional, prompt, and courteous service. We treat all clients and tenants with respect and dignity.

PROVIDE INFORMATION FOR OPTIMAL MONTHLY RENTAL AMOUNT

We do a market analysis to determine the optimal monthly rental amount for your property, utilizing a wide range of available professional resources.

We utilize the internet, Orange County Multiple Listing Service, property signs, and advertise in local papers.

PREPARE YOUR PROPERTY TO BE RENTED

We evaluate your property and make recommendations to prepare your property to obtain the optimal monthly rental amount.

COMPLETE SCREENING OF APPLICANTS

We will thoroughly review each prospective tenant’s credit history, rental history, and verification of income. This includes processing a current credit report, contacting previous landlords, contacting employers OR reviewing supporting documents if self-employed or retired (tax or bank records).

We discuss the results of the screening process with you and make our recommendations.

OVERSEE MOVE-IN OF NEW TENANT

We collect the first month’s rent and security deposit in the form of a cashier’s check prior to the tenant’s move-in.

We prepare all rental and lease agreements utilizing California Association of Realtors approved forms.

We ensure all agreements have been properly executed prior to his or her move-in.

We document your property’s condition utilizing digital photography prior to the tenant’s move-in.

A move-in checklist is reviewed with the tenant to confirm the condition of the property at the time of his possession.

PROMPT RECEIPT OF RENT COLLECTION

Rents are due and collected on the first of each month. Rental proceeds are disbursed on a monthly basis. We serve three day notices to “Pay or Quit” if rent becomes delinquent.

We will discuss the problem with you and start any necessary ‘unlawful detainer’ action to evict the tenant in the event rent is not paid.

PAYMENT OF YOUR REQUIRED EXPENSES

We can pay all recurring monthly expenses on your behalf. These could include:

 Utilities

MONTHLY ACCOUNTING AND FUNDS DISBURSED

We provide monthly-itemized statements showing income and expenses for your property. We provide a year-end accounting summary of your account and 1099’s.
