As members of the National Association of Realtors and California Association of Realtors, we provide professional services to owners of income property that will assist them in obtaining a tenant that is ready, willing and able to occupy your property. Our services will be complete when the tenant is approved by you, has brought in all monies for the first month’s rent and security deposit, and has been given the keys to the available property.
PROVIDE INFORMATION FOR OPTIMAL MONTHLY RENTAL AMOUNT
We do a market analysis to determine the optimal monthly rental amount for your property, utilizing a wide range of available professional resources.
We utilize the internet, Orange County Multiple Listing Service, property signs and advertise in local papers.
PREVIEW PROPERTY TO BE RENTED
We evaluate your property and make recommendations to prepare your property to obtain the optimal monthly rental amount.
COMPLETE SCREENING OF APPLICANTS
We will thoroughly review each prospective tenant’s credit history, rental history, and verification of income. This includes processing a current credit report, contacting previous landlords, contracting employers OR reviewing supporting documents if self-employed or retired (tax or bank records).
We discuss the results of the screening process with you and make our recommendations.
OVERSEE MOVE-IN OF NEW TENANT
We collect the first month’s rent and security deposit in the form of a cashier’s check prior to the tenant’s move-in. We prepare all rental and lease agreements utilizing California Association of Realtors approved forms. We ensure all agreements have been properly executed prior to his or her move-in. The tenant is provided a move-in checklist to confirm the condition of the property at the time of possession.
The signed rental / lease agreement, along with rent (less rental commission) and security deposit is provided to you with all documents created through the tenant application process.
